Question by nikki22: Refinancing disaster – mortgage consultants please help???
I recently purchased my first home in February (in Mass) and at that time the lender told me that he would refinance me in 6 months to a lower rate on certain conditions, in which I have his promise in writing. I have recently contacted him to begin the refinancing process, in which I have met all the lenders conditions/criteria, and he is now telling me he can’t do it. Can someone please help me as to what step I can take next. I have contacted the supervisor of the consultant who wrote the loan and the original consultant and his supervisor are now giving me the run around. Can I report them to a investigation bureau? After all, I have their promise to refinance in writing………

(Maine) shop around…try sticking with something reputable like a credit union/bank… i see Credit unions tend to be lower… anyway you could go see an attorney but not sure what the upside would be…allot of money and hassle later you might be proved right…but that wouldn’t change your rate…anyway shop around…there are still good brokers/deals to be had…try asking someone you know who’s notoriously frugal where they’d go…

Hampden Homebuyers newest project is a full renovation of this cape style home located at 209 Gifford St in Springfield MA. This property is in extremely poor condition and probably should have been condemned by the city. We will be completely gutting the property and adding all new mechanicals, new siding, new roof, new windows, new kitchen, new bathrooms and new flooring. In addition to the renovation we will be adding a full dormer to the second floor allowing for the addition of two large bedrooms and a full bath.

While searching for a house,is it really best to use a realtor?Could it be just as easy to contact the selling agent and eliminate one more person that is looking to make some cash on the sale?We were real interested in buying a house,but we are unsure if we got played around with.The agent selling the house and the realtor we were using are from the same company.We were told that the bank would have to approve of any offer,and that the bank would not budge more than 0 on the price of the house.What makes it even more interesting,the bank did not own the property,it had not been foreclosed on.The house had been on the market for almost a full year.RIght after we said we were interested,all of the sudden,offers “started streaming” in on the house.We looked at it again,wanted to make an offer,and the realtor said it was to low, that the bank had not accepted an offer 00 to 00 lower than the asking price. Not a week later, the house was off the market. Were we toyed with?

If just to make sure you are following all the laws associated with real estate these days , its worth it. My brother almost went to jail selling his house on his own, how hard can it be , he said. He found out.

Question by J.: When refinancing a home mortgage, is it usually best to go through a lender’s national center or locally?
I am interested in refinancing my home mortgage. My mortgage lender has a number of local mortgage offices as well as a national call center through which I could proceed with the refinancing.

Is it likely that there would be a significant difference in fees, rates, etc., when using their national call center versus their local offices? Would it be wise for me to get a good faith estimate from both and then make a decision?

I would simply call the national number. If they have a program for some sort of streamline refinance that would be the best way to go. (also the first time I did this I got a person that was no help and said I could not refinance- I hung up and called back five hours later and got a different person and got the loan).

Question by missy l: Is becoming a real estate agent in Massachusetts the career for me?
I am looking into a career in real estate. I just have a few questions… Will I make enough money? I have an income of about 15000 now working part time. Will it take up all of my time or will I still be able to be a stay at home mom? Is it better to go to a community college for courses or to a real estate agency?

Usually you have to attend a prescribed number of hours of an approved real estate training course. Real estate agencies normally do not do this, so you’d need to enroll in one. I have seen cases where a real estate agency, as an incentive to sign on with them, will cover the cost of the course for an applicant.

Like anything else, your success in this will depend on how you apply yourself. I have a female friend who is a real estate agent and has been one for some 20 years, and she is subject to the whims of her customers. They can call up at an incovenient time on a Sunday and you have to drop what you are doing and run out and take care of them. Clients can drive you nuts like this, but it comes with the territory.
